Is there anything in Tokyo's 23 wards, within 20 minutes of Shinagawa by train, for ¥50,000 a month or less? By average rent, no station comes in under ¥65,000. But search for listings at ¥50,000 or below and they cluster at a few stations on the Keikyu Main Line toward Kamata. We pulled the averages, the listing counts, what a ¥50,000 room actually is, and what you have to give up, from SUUMO's data.

The short answer

• Look at Omorimachi, Heiwajima and Umeyashiki on the Keikyu Main Line. Together they had about 130 listings at ¥50,000 or less (as of 24 Sept 2026)
• About 10–17 minutes to Shinagawa. Heiwajima has express stops and is quicker; Omorimachi and Umeyashiki are local-only
• Most sub-¥50,000 rooms are either 50+ years old or ~7 m² share-style rooms. Filter for an ordinary 1K (15 m²+, own bath) and the count drops sharply
• Check that rent plus the management fee stays under ¥50,000. ¥45,000 rent + ¥12,000 fee is really ¥57,000

Averages are SUUMO's station rent averages for single-person layouts; counts are SUUMO listings with rent capped at ¥50,000 (management fee not included). Both change daily; treat them as a guide.

Journey times are rough daytime figures with no change of train; they vary with express vs. local service.

What about the Tokyu Ikegami Line?

It reaches Shinagawa via a change to the Yamanote Line at Gotanda. Averages run ¥66k–94k; the most sub-¥50,000 listings were at Ishikawadai (37), Kamata (22) and Ikegami (21). But the trip to Shinagawa is 20–30 minutes with the change, longer than from the three Keikyu stations.

What a ¥50,000 room really is

The first ten results for Omorimachi at ¥50,000 or less broke down like this:

• Share-style micro rooms (~7 m²): ¥34k–48k rent, but some carry ¥12k–15k in fees, pushing the total over ¥50k
• Old-style apartments (12–17 m², 47–73 years old): ¥33k–45k. Some have no bath or a shared toilet
• Old 2K units (~20 m², 58 years old): ¥40k–50k, no fee. Space, but dated fittings

Living near Shinagawa on ¥50,000 means giving up one of: newness, space, or your own bath. Decide which first and the search gets much faster.

What to compromise on, in order

1. Walking distance: widening from 5 to 15 minutes adds listings; with a bicycle it barely matters
2. Building age: a renovated 50-year-old room can live fine. Inspect the kitchen and bathroom
3. Express stop or not: local-only stations cost only a few minutes to Shinagawa
4. Keep to the end: your own bath (a public bath costs around ¥10,000 a month, eating the saving), sunlight, and noise

Move-in costs

At ¥50,000 rent, budget roughly ¥200,000–250,000 up front (deposit, key money, agent fee, first month, fire insurance, lock change: typically 4–5 months' rent). No-deposit, no-key-money listings can bring it under ¥200,000, but often set a high cleaning fee on move-out; read the contract.

Crossing the Tama River out of Tokyo (Keikyu Kawasaki and beyond) lowers averages and adds listings. Decide early whether "living in Tokyo" itself matters to you.

Search tips

• Filter by rent including management fee ≤ ¥50,000 (on SUUMO, tick "管理費・共益費込み")
• Select Heiwajima through Umeyashiki together and check newest-first every day; cheap rooms go fast
• For "share house" or "guest house" listings, check the contract type (often fixed-term) and shared-space rules
• On a viewing, check the plumbing, condensation marks on windows, and noise from the tracks or Route 15 (Daiichi Keihin)
